All taxpayers in the Czech Republic should have already received information regarding the amount of their real estate tax. If someone has not yet received a notice, they can check the amount either through the financial administration or via the MOJE daně portal.
Since the second half of April, the financial administration has sent out more than 4.2 million real estate tax payment notices through data mailboxes, email, and traditional post. If you haven’t received the payment details yet, it is recommended to contact the relevant tax office or sign up for the Tax Information Box on the MOJE daně portal. There, each taxpayer can access payment details, including a QR code for bank transfer. Instructions for accessing this information are available on the financial administration’s website.
The deadline for paying real estate tax expired on Monday, June 2, 2025. If the total amount due for properties within one region exceeds CZK 5,000, taxpayers have the option to split the payment into two installments. The second installment must be paid by December 1, 2025. An exception applies to farmers and fish breeders, who are required to pay the full amount or the first installment by Monday, September 1. Their second payment deadline also falls on December 1.
Tax authorities are urging taxpayers not to postpone payments. As a reminder, the payment must be credited to the financial authority’s account by June 2, not just sent on that date, emphasized Simona Hornochová, Director General of the Financial Administration.
“Taxpayers have welcomed the convenience of paying via QR codes, which we include in all payment information,” noted Hornochová. “The tax can also be paid in cash – for example, at Czech Post branches – but please note that the post office charges a processing fee.”
Due to changes in tax coefficients, many municipalities passed new local ordinances adjusting real estate tax rates. Some cities used the opportunity to revise their tax policies more significantly. The portal Podnikatel.cz has published a detailed overview of the new coefficients in all district cities for 2025. If you’d like to compare this year’s rates with those from 2024, simply click on your city in the interactive table.
The deadline for paying real estate tax for 2025 – or at least the first installment – was Monday, June 2. But if you missed it, don’t panic just yet: there’s still a brief grace period to correct the oversight without facing penalties.
What should you do if the tax wasn’t paid on time? As with other tax obligations, late or missed payments trigger interest charges. However, the Financial Administration allows a few extra days for the payment to be processed without penalty. For this year, the last day your payment can be credited to the tax authority’s account without consequences is June 6, 2025. After that, interest starts to accrue on the outstanding amount.
According to § 252 paragraph 2 of the Tax Code, the interest on late payments is based on the Czech National Bank’s two-week repo rate, plus an additional 8 percentage points. As of January 1, 2025, the repo rate stood at 4%, meaning the penalty interest for the first half of the year is 12% annually.
